Why an EPC Matters
- Compliance: An EPC is a legal requirement for most commercial properties when they are sold, rented, or built.
- Property Value: A higher EPC rating can significantly increase your property’s marketability and value.

Once we have provided you with a quote, if you wish to go ahead and book we will also need invoicing details and contact details for whoever will be meeting us on site. We don’t charge up-front, but will invoice you for the work on completion, and release the EPC and Recommendation Report to you upon receipt of payment. Our pricing includes the lodgement of the EPC on the government register, so the price we quote you is the total price you will pay.
After you have booked with us we will contact you or if you prefer an alternative site contact to arrange an appointment. Once we have visited site it takes us about 4 working days to produce the report, at which point we will contact you to let you know it’s ready and provide you with an invoice. On payment of the invoice we will email your EPC and Recommendation Report.
For commercial properties, you’ll need either a Level 3 or Level 4 Energy Performance Certificate (EPC), depending on the complexity of the building and its systems. Level 3 is typically for simpler buildings like small shops or restaurants with basic air conditioning, while Level 4 is for more complex buildings, including new builds and those with advanced HVAC systems.
Here’s a more detailed breakdown:
Level 3 EPC:
- Suitable for: Existing buildings with common characteristics and simple air conditioning systems.
- Examples: Small shops, restaurants, cafes, and other similar businesses with straightforward heating and ventilation systems.
- Key feature: Heating systems less than 100kW and cooling systems less than 12kW.
Level 4 EPC:
- Suitable for:
More complex buildings, including those with advanced HVAC systems, or new builds.
- Examples:
Large office buildings, large retail spaces, and buildings with features like central air conditioning, linked boilers, or complex ventilation systems.
- Key feature:
Heating systems greater than 100kW and/or cooling systems greater than 12kW.
Important Considerations:
- HVAC Systems:
The main distinction between Level 3 and Level 4 is often the complexity of the heating, ventilation, and air conditioning (HVAC) systems.
- New Builds:
Any newly constructed commercial buildings will generally require a Level 4 EPC.
- Assessment:
An energy assessor will determine the appropriate level for your property during the inspection.
- Compliance:
Commercial buildings require an EPC when sold, let, or constructed
